For years the HOA and the neighborhood have been run by the declarant. That is all changing this year and for the first time we will be in charge of our destiny. I have the experience to lead our new board to continue to improve our neighborhood. In the past I have run a business, been an CEO, and led in the military as a noncommissioned officer.
Our management company, Essex, needs to be held accountable for their part of making our community better. I look forward to working with the new board and figuring out ways we can track accountability. If the current HOA cannot serve our community, then we need to start planning for a transition. This means we should not sign a long-term contract with the current management company.
We all agreed to the same set of rules when we moved to the neighborhood. One issue is the management company is not consistent in how they issue violations. I will continue to work on improving consistency. I was able to make some small changes in the CC&Rs with the declarants blessing, and these should be filed in the next 30 days. This is only part of a long process to improve the governing documents. I hope to work with the new board to simplify the CC&R's. For the record, the trashcan violations drive me crazy. We did get a fast-track ACC request program in place that makes getting a screening approved much easier.
I would like the new board to start the process of reviewing the possibility of adding new amenities to the neighborhood. I was against the rental of an office from the HOA and wanted a purchase to be made on a house or property instead. I look forward to continuing the planning of this. By purchasing a home in the neighborhood, we would increase our amenities and we would stop paying rent on something that is not ever going to be ours.
Always do what is best for the community, and not one single person or individual. Keep the HOA in a healthy financial state so that amenities are well kept, and new ones are added. Transform Travis Ranch back into a premier community that rivals any neighboring community.
Currently contractors in the neighborhood have to be approved by Essex. In my opinion, this does not ensure that we receive the best possible price and project quality. We need the management company to get the board a budget sooner and the new board will need to dive deep into expenditures and trim fat where fat can be trimmed.
